Tri City Rentals Occupancy Policy

Apartment occupancy limitations are based on the square footage of the habitable rooms in the apartment. Our apartments vary in size and configuration so it is not possible to articulate a simple “persons per bedroom” rule that will cover all apartments at all properties.

To comply with Federal, State, and local laws, Tri City Rentals has established occupancy limitations for each apartment configuration. These occupancy limitations are based on the 2020 Property Maintenance Code of New York State A master table of occupancy limitations for all apartments at all properties is maintained at the home office. Each property shall be provided with an occupancy limitation table specific to that property.

Tri City Rentals does not discriminate against any person or group of persons because of the race, creed, color, disability, national origin, sexual orientation, gender identity or expression, military status, age, sex, marital status, lawful source of income or familial status of such person or persons. 


How do I put in a maintenance request?

At Tri City Rentals, we respect and understand the meaning of outstanding customer service. That's why our high-quality maintenance service personnel and all of our team members are dedicated to providing our residents with the best and most professional service possible. To ensure a quick response time, we have multiple ways to place your service request. Maintenance requests can be called or emailed into the leasing office. Emergency repair on-call service is available 24 hours a day. Contact your leasing office for additional information.


How do I pay my rent?

At Tri City Rentals your rent payments are conveniently processed on-line monthly or via auto pay through our RentPayment system which provides you the ability to access, review and make transactions on your account, 24 hours a day, 7 days a week. RentPayment is an easy online solution for paying your rent. You'll get instant payment confirmations and online records of your transactions.

 

I have a pet. What is the best way to find a pet-friendly apartment?

Finding the perfect home for your four-legged friend has never been easier. Here at Tri City Rentals we understand that pets are important members of our families, bringing joy and enrichment to your lives. Tri City Rentals is proud to offer pet friendly apartment homes at many of our communities. For your convenience, simply go to the region of your choice and check the dog or cat box to begin your search. You are only a step away from locating the perfect apartment home and enjoying the comforts of home with your pet by your side.

 

How can I apply for an apartment?

When you select the community where you would like to live, you will submit your application to that community. You can obtain an application either from the rental office or download it off our website. Once you fill out the application completely, submit it to the community of your choice either in person or via email.


Do I need Renters Insurance?

Yes, we do require our residents to have Renters Insurance when they move in. Depending on the coverage limit you choose, your average Renters Insurance Policy could cost as low as $120 per year (rates and coverage may vary). A minimum of $300,000 liability coverage will be required. As you examine the incremental cost, you will see the benefit of obtaining the additional coverage. 

 

Do you offer Executive Suites?

We do offer Executive Suites at select communities. These units are fully furnished and have flexible lease terms. Leases for our Executive Suites start at three months.
