When you select the community where you would like to live, visit their property website and click on the Apply Now button which is located in the upper right hand side of the top navigation bar. Once you click on the button you will be directed to register, then complete the online application. Once you complete the application, it will get sent directly to the properties leasing offi ce. Before applying we advise that you are in touch with the properties leasing offi ce to determine availability for the fl oor plan that you are interested in.
Yes, we do require our residents to have Renters Insurance when they move in. Depending on the coverage limit you choose, your average Renters Insurance Policy could cost as low as $120 per year (rates and coverage may vary). A minimum of $300,000 liability coverage will be required. As you examine the incremental cost, you will see the benefi t of obtaining the additional coverage.
Apartment occupancy limitations are based on the square footage of the habitable rooms in the apartment. Our apartments vary in size and configuration, so it is not possible to articulate a simple “persons per bedroom” rule that will cover all apartments at all properties.
To comply with Federal, State, and local laws, Tri City Rentals has established occupancy limitations for each apartment configuration. These occupancy limitations are based on the 2020 Property Maintenance Code of New York State A master table of occupancy limitations for all apartments at all properties is maintained at the home office. Each property shall be provided with an occupancy limitation table specific to that property.

At Tri City Rentals your rent payments are conveniently processed on-line monthly or via auto pay through our RentPayment system which provides you the ability to access, review and make transactions on your account, 24 hours a day, 7 days a week. RentPayment is an easy online solution for paying your rent. You'll get instant payment confi rmations and online records of your transactions.
At Tri City Rentals, we respect and understand the meaning of outstanding customer service. That's why our high-quality maintenance service personnel and all of our team members are dedicated to providing our residents with the best and most professional service possible. The fastest and most effi cient way to request maintenance is through your Resident Portal. Submitting requests online allows you to quickly and easily input
the information, and receive updates on the status of your requests. While the Resident Portal is our preferred method, you may also contact the leasing offi ce by phone to submit a request. All emergency repairs should be called in. You can fi nd your properties emergency maintenance phone number on the Resident Portal or by calling the leasing offi ce phone number.
We do offer furnished apartments at select communities. These units are fully furnished and have fl exible lease terms. Leases for our furnished apartments start at three months.
