Tri City Rentals and your community management teams are thrilled to announce your Fitness Centers have reopened! We have implemented new procedures with your health and safety top-of-mind! We understand that many of our residents have been eager for their community fitness center to reopen and have had questions. That's why we have put together a step-by-step plan to ensure the transition is as smooth as possible. Here's what you need to know:
Let your Rental Office know that you would like to use the fitness center. You will be required to sign a COVID-19 Fitness Center Code of Conduct. Call or email your Rental Office for information on how to obtain the Code of Conduct Form.
Make a reservation!
Reservation forms will be available at the Fitness Center. You can reserve one 50-minute time slot per day. Reservation forms will be available 48 hours ahead of time. When you complete your Code of Conduct Form, you will receive a discrete Resident Fitness ID number that you will have to use to reserve your exercise time slot.
Step 3 When you arrive for your exercise time, you are required to complete a daily health waiver.
These can be found at the fitness center.

Apartment communities offer virtual rental experiences in light of COVID-19
April 16, 2020 Adhering to social distancing regulations doesn’t have to mean pausing an apartment search.
Coronavirus-related restrictions have put much of New York on hold, shuttering restaurants, schools and every business deemed non-essential. Many people who were in the middle of looking for a new apartment assume that they’ll have to put their apartment search on hold as well.
Luckily, that doesn’t have to be true. Innovative New York property management companies like Tri City Rentals are using virtual channel options to help apartment seekers continue their searches from the comfort of their living room.
Here are some of the best practices that property management companies are putting into place in order to keep the rental market moving and give renters a “next best thing” experience while staying safe:
1. Enforcing social distancing
First and foremost, properties must keep their employees, their current and potential renters safe by enforcing all social distancing protocols. If a property is flouting the rules, consider it a big red flag.
Instead, look for properties that offer alternative ways to check out apartments and facilities virtually.
2. Staying open for rentals
Even while enforcing social distancing, properties can still remain open to new renters. Some offices are moving to modified hours and others are going completely digital, allowing interested residents to contact them by phone or email with any inquiries.
Best practice would be to not assume that the apartment building you’re interested in isn’t taking new applications. Instead, call and ask about their current policy and what virtual options they have in place.
3. Allowing online applications
Typically, potential residents need to come into the rental office in person to learn more about the rental process and formally apply to be a new tenant. With many people sheltering in place, that simply isn’t possible.
To accommodate for the current situation, many properties are taking the application process fully online, so that you can get approved and begin preparing for your move without setting foot outside of your door.
4. Performing virtual walk-throughs of office procedures
While pictures can be helpful, virtual walk-throughs can offer a more complete picture of an apartment’s size, layout and atmosphere. Ask the property manager at the community you’re interested in if they’d be willing to perform a virtual tour for you to get a better idea of the apartment on offer as well as the grounds and any facilities.
5. Asking screening questions before creating a virtual tour
The upside of limited staff availability is that all sides are more conscientious about not wasting each other’s time. For this reason, many properties are asking potential renters screening questions before creating personal virtual tours and showing them available apartments. The more information a prospective renter can give to the property ahead of time can ensure that the custom virtual tour is meeting the specific interests and desires of the renter in their new apartment home.
6. Including additional helpful materials
It can be nerve-wracking to rent an apartment sight unseen, so it’s important for properties to include as much information as possible to put potential tenants’ minds at ease. That information may include additional helpful materials like links to 3D floor plans, links to read current satisfied tenants reviews, links to online applications and more. It’s important to feel confident that there won’t be any surprises when you finally get to move into your new home.
Thanks to the above innovative measures, renters can still conduct thorough apartment searches even while being limited by coronavirus quarantines. Whether your lease is expiring, you’ve been looking to move out on your own, or you’re preparing a move to a different city and you have a deadline in mind, there’s no need to wait.

Given the rapidly changing developments regarding the spread of the Coronavirus (COVID-19) throughout New York State, the team at Tri City Rentals has taken the following steps to keep our residents, your family and our dedicated employees safe during this time. Your health and safety are a top priority for Tri City Rentals.
Last week we met with our building cleaning teams to review disinfectant/cleaning protocols and with a focus on building touch points such as laundry rooms, elevator buttons, door handles, common area rest rooms - door, door handles, faucet/fixtures and flat surfaces. We have also added daily supplemental cleaning of the common area touch points/surfaces, elevator, bathroom doors & handles, front entry and side entry door systems.
We trust that each resident has started their own personal rules for proper hand sanitation, social distancing, density reduction for the health and safety of all of your neighbors & building occupants. American Red Cross Sound the Alarm 2019

On Saturday, our Regency Park North Apartments team took part in the ARC Sound the Alarm event. It took place at the American Red Cross Glens Falls location from 8:30 am - 3 pm. There was a total of 576 free smoke alarms installed in Glens Falls. Thank you to all who participated!
Holiday Families 2018

Each year all of our Capital Region employees are thrilled to bring holiday cheer to families in need. During this year’s Holiday Donation project we raised $1,500. With everyone’s generous donations, we were able to purchase many items for our 3 adopted families at the Unity House, 25 "holiday kits" for the YWCA, and the essentials needed to wrap the gifts.
In addition, our Buffalo communities participated in Toys for Tots this holiday season. They were beyond excited because they managed to completely fill 3 boxes with toys this year. Everyone’s participation was much appreciated in collecting toys for families in need!
Breast Cancer Walk 2018

Tri City Rentals employees and their families participated in the Annual Making Strides Against Breast Cancer of Albany, NY. The Tri City Rentals Walking Warriors Team was able to raise $2,439 (including the matched total donation from Tri City Rentals)!
This will help the American Cancer Society continue to raise awareness, to fund research, support services, and early detection.

Sheridan 50th Anniversary

2018 marks the 50th anniversary of Tri City Rentals ownership of Sheridan Apartments, located in Schenectady NY.
Tri City Rentals celebrated this anniversary with our residents along with City Officials and the Capital Region Chamber. During this celebratory ceremony, Tri City Rentals donated to two Schenectady area non-profits, the Capital District YMCA Men’s Residence and the YWCA of North Eastern NY. Following the anniversary ceremony everyone was invited to Sheridan’s Annual Harvest Party!
Earth Day Cleanup 2018 at Arbor Hill Park

Over 130 employees came together to participate in this year’s Employee Earth Day Clean Up at Arbor Hill Park and Sports Complex. With everyone’s hard work and dedication, we were able to rake, leaf blow, plant bushes, weed, mulch and much more. As an organization, we are committed to environmental stewardship as well as commitment to our neighborhoods. We believe that it is the responsibility of our employees and business partners to be conscious of ways that we can improve our impact on the earth. 2018 Regional Food Bank Drive

Every year Tri City Rentals participates in the annual Food Drive to benefit Regional Food Bank of Northeastern New York. Residents of our Guilderland area communities (Fairwood, Regency Park, Williamsburg Village, Woodlake and Harmony Hill) collected non-perishable food donations to help feed the community and raise awareness. The food collected is distributed to more than 60 food pantries in the area.
A BIG Thank You to everyone who donated!
In total, our communities collected 1,514 pounds of food, which is equivalent to 1,260 meals!!
If you are interest in helping, the Regional Food Bank accepts volunteers and food donations throughout the year.

Every year we are thrilled to bring holiday cheer and support the Unity House of Troy, Inc., and the YWCA of the Greater Capital Region. Thank You to our team of Elves who donated, shopped, wrapped and delivered gifts to the families in need. We raised $2,050 to spend on our families. We purchased 25 “holiday kits” including, a blanket, sheet set, towels, mattress cover and pillow for the YWCA. For Unity House we were able to purchase many items for our adopted family as well as supply Unity House with items to add to their Holiday Shop.
Making Strides Breast Cancer Walk 2017

Tri City Rentals employees’ and their families had a wonderful team and many supporters that generously donated to the American Cancer Society through the Making Strides Against Breast Cancer Event. With everyone’s help, we were able to raise a total of $1,740 (including the matched donation from Tri City Rentals)
The efforts of everyone involved will help fund cancer research as well as support patients by allowing them to receive free information and services. These services include transportation, wigs, support programs, financial aid, and more.
The Making Strides of Albany, NY event had a total of 16,000 participants with a total of $770,000 raised.

This year Tri City Rentals has decided to give back to the community on Earth Day and use our greatest asset to accomplish this...our teams!
On Friday, April 29th, Tri City Rentals’ employees volunteered their time to help clean up the Albany Pine Bush Preserve in honor of Earth Day. Volunteers helped clear trails, pick-up debris, and remove plants and bushes that were invasive to the Pine Bush. With our hard work and dedication to giving back to the community and The Albany Pine Bush Preserve, we were instrumental in doing the work of one month in just 2 hours. As an organization, we are committed to environmental stewardship and believe that it is the responsibility of our employees and business partners to be conscious of ways that we can improve our impact on the earth. Tri City Rentals is teaming up with local nonprofit Capital Roots for their 5th annual Electronic Waste Collection event in the Capital Region. This event provides residents and the entire Capital Region the opportunity to recycle electronic waste free of charge and close to home. Residents and the public can rest easy knowing that any personal data on hard drives or similar data storage devices will be safely destroyed and that community landfills will be saved from the release of non-biodegradable and potentially hazardous materials. For every 10 pounds e-waste recycled throughout the event, Tri City Rentals will donate $1 to Capital Roots. Last year, Tri City Rentals recycled more than 45,000 pounds of e-waste.
Beginning January 1, 2015, the New York State Department of Environmental Conservation issued an e-waste disposal ban on individuals and households as part of the Electronic Equipment Recycling and Reuse Act signed into law in 2010. This ban makes it illegal for individuals and households to dispose of certain types of electronic equipment in landfills, the trash, waste-to-energy facilities, and curbside trash pickup. This free recycling event gives residents an opportunity to easily comply with the law.
Items accepted at the event include computer towers, laptops, servers, monitors, keyboards, mice, speakers, cords, printers, projectors, fax machines, microwaves, cellphones, pagers, televisions, desktop copiers, VCRs, DVD players, stereos, turntables, clock radios, cameras, camera chargers, routers, switches, hubs, telephones, and video gaming systems.

Capital Roots, formerly Capital District Community Gardens, is a 40-year-old nonprofit organization that nourishes healthy communities with 50 Community Gardens, The Veggie Mobile® produce markets, Healthy Stores, The Produce Project, Squash Hunger and more. On Sunday October 19th, The Tri City Rentals Walking Warriors participated in the American Cancer Society “Making Strides Against Breast Cancer” walk at the Washington Park Parade Grounds in Albany, NY.
We had a wonderful team and many supporters that generously donated to the American Cancer Society through the Making Strides Against Breast Cancer Event. With everyone involved, a total of $2,810 was raised for this event!
The efforts of everyone involved will help fund groundbreaking breast cancer research; provide free, comprehensive information and support to those affected by breast cancer; as well as ways to reduce their risk of breast cancer and encourage early detection.
On Tuesday, June 24th 2014. Tri City Rentals hosted a ribbon cutting ceremony at the Rustic Village Apartment Community to announce the opening of the Electric Vehicle (EV) Charging station. Rustic Village featured a Leviton Ever-Green Level 2 public use charging station, which is able to accommodate two vehicles at one time. A Level 2 charging station is compatible with all electric vehicles and plug in electric hybrid vehicles. Depending on the battery technology used in the vehicle, it generally takes about 3-6 hours to completely charge a depleted battery. This station is part of the ChargePoint Network, which will allow EV owners to locate, reserve, and navigate unoccupied charging stations online and through mobile applications. Tri City Rentals is proud to be a part of this exciting new improvement in Rochester, NY.
Did you know that there are more than 2.9 million breast cancer survivors? It is common for most people to know someone who has been diagnosed with breast cancer.
Yesterday, Sunday October 20th, the Tri City Rentals Walking Warriors, a group of Tri City Rentals employees along with family and friends participated in the Making Strides Against Breast Cancer event, a 3-mile walk in support of breast cancer awareness.
We had a wonderful team and many supporters that generously donated to the American Cancer Society through the Making Strides Against Breast Cancer event. Tri City Rentals generously matched all donations raised by our employees. We raised a total of $2,650. The efforts of everyone involved will help fund cancer research as well as support patients by allowing them to receive free information and services. These services may include transportation, wigs, support programs, financial aid, and more.
On Wednesday, August 7th we partnered with UNYTS (Upstate New York Transplant Services) to sponsor a blood drive at Quakertowne Apartments in Buffalo. This was our first time sponsoring a blood drive and we were extremely pleased with the turnout! According to UNYTS, with the blood given from our residents, employees and the general public, we were able to help save 27 lives in the Western New York region.
We are excited to announce the opening of our Electric Vehicle Charging Stations in Albany, NY! We have installed two Leviton Evr-Green Level 2 public use stations at our Woodlake Apartments in Guilderland. This station is compatible with all electric vehicles and plug-in electric hybrid vehicles. The Level 2 charging stations will require about 3-6 hours to charge a fully depleted battery.
These stations are linked to the ChargePoint network, which is the largest online network of independently owned Electric Vehicle charging stations in the world. Users can access this network online and also through mobile applications on all Smart Phones. Users can use the ChargePoint network to map out convenient charging stations along their drive. They can also reserve time slots.
We chose Woodlake Apartments as the location for our first EV Charging Stations because of its proximity to area conveniences. We offer easy access to major roadways such as I-87, I-90, and Route 85. We are also located within walking distance to Stuyvesant Plaza, Crossgates Mall, and other area attractions.
On Saturday, May 4th, the American Heart Association held its annual Heart Walk, benefiting those affected by heart disease. Tri City Rentals is proud to be a sponsor of the 2013 Capital Region Heart Walk! We had a great group of employees and their families that represented Tri City Rentals at this event! By being involved, each and every individual helped those that suffer from heart disease, stroke, or other cardiovascular disease.
On Saturday, April 20th, we hosted our 3rd Annual E-Waste Collection Event! We offered five convenient drop-off locations available throughout the Capital Region.

We have enjoyed hosting this event in celebration of Earth Day and we have been thrilled with the turnout and support. This year we collected over 60,000 pounds of E-Waste. With the help of our partners, CBS 6 News and eLot Electronics Recycling, we were able to have another successful event!

Join us in celebrating Earth Day 2012 by recycling your old electronic equipment for free. We are also offering a no cost solution to the safe destruction of all hard drives and similar data storage devices. We have 5 convenient drop off locations throughout the Capital Region.
Locations include, Towers of Colonie, Regency Park Apartments, Hampshire Apartments, Regency Park North Apartments, and The Woods Apartments.
Must have a reservation to use the fitness center.
Must complete a health waiver before each use of the fitness center.
Must wear a mask (no gaiters, no bandanas, no buffs).
Must sanitize your hands before and after equipment use.

To obtain a pool pass for the 2020 pool season, we are requiring that a COVID-19 Waiver be signed along with acceptance and acknowledgement of the 2020 COVID-19 Pool rules.
If we have your email address on file, you should have also received an email version of this letter with a link for you to download the COVID-19 Waiver and the 2020 COVID-19 Pool rules. If you are able to print the waiver and 2020 pool rules at home, please do so and bring it signed when you pick up your pool pass. If you cannot do that we will have copies available to sign when you pick up your pass.

Changing areas and showers will be closed - Restrooms limited to one person and a mask must be worn.
Hours of operation will be 11 am – 7 pm. We may need to close the pool midday to sanitize all chairs.
A mask must be worn when entering, exiting or moving around the pool deck with exception of while in the pool water.
Our loyal, dedicated and valued employees continue to work as they are a key part of our designation as an Essential Business and Work Force. For their safety and their family’s safety we have adopted a 7 day a week – 20 hour/week split shift AM & PM work schedule to reduce employee density but still provide exemplary service, cleaning and work order completion. We are designated as an Essential Business by the CDC guidelines and the NYS Governors office. We are, however, out of an overabundance of caution limiting and staggering their work schedules (stated above) while continuing to compensate our team with full pay, no layoffs or furloughs.
All common areas spaces and community touch points such as - lobbies, mailboxes, hallways, entry doors including doorknobs/handles and laundry rooms/equipment are and will continue to be cleaned and disinfected twice per day – 7 days a week.
Quality and timely maintenance and unexpected customer service has always been the hallmark and our number one goal for you our residents – We continue this pledge by upholding our 24/7 on call maintenance service for all your apartment requirements.
Our office is open and working to ensure that we are here to answer any questions and/or service requests you may have as you are spending more & more time at home. We have strict health and safety protocols in place for all of our team members which follow the latest best practices as published daily by the CDC and the New York State Governor’s Office.
Our Grounds staff has been working differently than normal on the property conducting the spring cleanup but as you appropriately expect our community surroundings and grounds will continue to have outstanding curbside appeal and an environment you will be proud to call home.
Over the past weeks we have established CDC protocols and guidelines for Resident Use and Responsibilities for Laundry Rooms and Elevators where present.
We have engaged our varied multitude of supply vendors and want all residents to know we have ample inventory of sanitation, cleaning and disinfectant products on the shelf and we have ordered with confirmed shipping and delivery dates for replacement supplies.
We have provided necessary CDC Best Practice recommended PPE equipment for our Essential Work Teams and have abundant PPE stockpiled and warehoused.
Closing ALL Exercise Facilities -All of our Tri City Rentals Apartment Communities exercise facilities will close starting immediately this morning. These facilities will remain closed indefinitely.
Closing ALL Clubhouses – All of our Meeting, Party and Entertaining Centers throughout our apartment communities have been closed since last week. We are now CLOSING down game rooms, TV Rooms, Pool and Ping Pong tables, libraries – ALL locations in Clubhouse/Rental Office Buildings for use by residents and their guests.
Suspend the Public Refreshment Hospitality Areas – We are suspending and shutting down all Coffee, Tea and Bottled Water amenity areas in our Clubhouses and Rental Offices. We will no longer offer these items to the residents, the public or rental prospects for health and safety reasons.
